Annie Merkel

Annie Merkel has 7 years of experience in commercial real estate and spans multiple facets of the industry. Annie has been a part of the MetCap team since 2015 originally in an operational role. In 2017, Annie was promoted to the role of Vice President, Marketing & Underwriting. In this role she manages the firm’s marketing and underwriting of transactions for both the Investment Sales and Structured Finance teams. Her duties include the preparation of marketing material for new sale listings and finance transactions, email marketing, database maintenance, media communication, networking events and financial modeling of real estate sales and finance opportunities.

Prior to MetCap, Annie held the position of Tenant Coordinator at Goldstar Properties, a privately held commercial real estate investment firm, where she handled tenant finances and relations as well as assisted with investor client relations.

Benjamin Stein

Benjamin Stein is a real estate professional with over 8 years of experience in every aspect of the real estate industry. At Metropolis Capital Advisors he focuses on the sourcing and placement of real estate capital for his clients.

Prior to joining Metropolis Capital Advisors, Ben started his career at Newmark Knight Frank in Manhattan, New York on the top producing leasing team at the firm. During his time at Newmark, he completed over 350,000 square feet of office leasing throughout Manhattan with an aggregate leasing value of over $60 million.

Following Newmark, Ben joined Douglas Elliman Real Estate, leading a group of younger professionals in the industry teaching how to successfully develop their listing businesses in the Miami Market.

Having established a reputation for being a seasoned negotiator with excellent communication skills, coupled with his thorough knowledge of real estate homed in personal investing, Ben gives his clients a uniquely sophisticated, analytical, and client- centered business approach.

Adam Hyman

Over the course of the past 15 years, Adam Hyman has established broad expertise in the areas of commercial real estate, alternative assets and wealth management, focused on serving the complex needs of institutional and high net worth investors.

Prior to joining MetCap Advisors, Adam was Vice President of Originations for The Beneficient Company, providing liquidity solutions to owners of alternative assets. Previously, he served as the Director of Central Region Wealth Management and Enterprise Solutions for Bank of America Merrill Lynch where he offered strategic advisory services, specializing in the Real Estate and Gaming Sectors. He began his financial services career with J.P. Morgan Private Bank, where he served as a Capital Advisor, analyzing clients’ balance sheets to determine where the use of credit and leverage could play a role in building and diversifying their wealth. Prior to joining J.P. Morgan, Adam gained extensive experience in commercial real estate lending at Bayview Financial and in the public sector as a member of the economic development team for the Governor of Pennsylvania.

Education:

Adam received an M.B.A. in Finance from the University of Miami, and a Bachelor of Arts degree from Brandeis University. He currently holds a Finra series 7 & 66 licenses.

Rob Foa

Rob joins Metropolis Capital Advisors with over 15 years of experience in commercial real estate. Specializing in the sale of investment property, Rob has completed transactions on behalf of both small local investors as well as some of the most prominent real estate companies in the region. With a broad skill set that includes investment sales, acquisitions, tenant representation, analysis, and agency leasing, Rob brings a unique level of understanding to each transaction, maximizing value to his clients.

Prior to joining MetCap, Rob worked as Managing Director with the Menkiti Group in Washington D.C. where he was responsible for all aspects of the commercial business unit, including company acquisitions and leasing for its 300,000 square foot portfolio of urban retail, office and industrial product. During his three years there, Rob more than doubled the size of the portfolio and increased occupancy 20% to bring the portfolio to over 90% leased. Select notable transactions include:

  • 50,000 square foot infill industrial acquisition, $7M reposition, and 10 year lease to DC Parks & Recreation.
  • Site acquisition and build-to-suit for 40,000 square foot Ward 8 charter school.
  • Acquisition of 50,000 square foot suburban office and value-add leasing in City of Fairfax.
  • Disposition of 20,000 square foot Adams Morgan office condo and subsequent tenant representation to Uline Arena.

From 2012 to 2015, Rob was Vice President at JLL where he helped grow the emerging industrial practice in Maryland, DC, and Virginia. During this time, he gained valuable institutional experience representing both private and public clients including IndCor, Liberty Property Trust, First Potomac, and Morgan Stanley among others.

From 2009 to 2012, Rob worked at TSC Realty Services LLC, as a Vice President. The small, entrepreneurial firm, comprised of Carey-Winston and Trammell Crow alumni, focused on investment sales, leasing and corporate advisory in suburban Washington D.C. Clients included, UPS, Prudential, Jackson-Shaw, Rock Creek Property Group, in addition to dozens of local investors and owner operators.

Prior to TSC, Rob was Vice President at Transwestern where his team sourced and completed over $150 million in investment sales transactions.

Eric Hynek

Mr. Hynek has over 9 years of experience in the origination of commercial real estate debt and equity. At Metropolis Capital Advisors he focuses on the sourcing and placement of real estate capital for his clients. He has been successful in securing capital for all asset classes including numerous hotels, apartment buildings, and office projects. Mr. Hynek is a member of International Council of Shopping Centers (ICSC), and regularly attends industry events including the Asian American Hotel Owners Association (AAHOA) Trade Show, Mortgage Bankers Convention, and many local industry events.

Albert Missirlian

Mr. Missirlian has 21 years of commercial real estate experience, focused mainly on commercial real estate financing in addition to experience with investment sales, leasing and management of commercial properties in the Washington, D.C. metropolitan area. As a member of Metropolis Capital Advisors Structured Finance Team, Al specializes in first mortgage originations, as well as managing underwriting and overseeing transactions and due diligence for the firm’s clients. Additionally, Al serves as the firm’s Chief Operating Officer overseeing the firm’s corporate and transactional operations.

From 2002 to mid-2009, Al was a Director in the Structured Finance Group at Transwestern, one of the largest privately held commercial real estate and development firms in the U.S. During this time, he participated in over $3 billion of transactions. Prior to joining Transwestern, Al was Director of Real Estate Partnering for eLink Communications, where he established a sales territory by developing and maintaining partnerships with owners and managers of commercial office buildings in the Baltimore-Washington and South Florida regions.

From 1998-2000, Al was a member of an investment services team in CB Richard Ellis’ Bethesda, MD office, where he participated in the sale and marketing of exclusively listed office and industrial properties to local and national investors totaling over $56 million.

Clifford Mendelson

Mr. Mendelson founded Metropolis Capital Advisors in 2009 to help his clients find the scarce capital available as a result of the Wall Street meltdown when traditional sources of financing dried up and powerhouses such as Lehman Brothers and Bear Stearns folded. Since starting Metropolis, Mr. Mendelson has executed on more than $150mm of equity and several billion dollars of mezzanine and senior debt. Mr. Mendelson brings more than 30 years of real estate finance and sales experience to the Metropolis team.

From 2002 to mid-2009, Mr. Mendelson led the Structured Finance Group at Transwestern, one of the largest privately held commercial real estate and development firms in the U.S. During this time, Cliff completed more than $3 billion of transactions, including the $550 million Solaris Residences development in Vail, Colorado, the $500 million recapitalization of 237 Park Avenue, a $155 million movie theater portfolio, the $110 million acquisition financing of an eight-property retail portfolio sold by Regency Centers to Spectrum Realty, and the sale of a $20 million rake bond on a luxury hotel in Los Angeles, CA.

From 1996 to 2001, Mr. Mendelson was with CB Richard Ellis, where he headed the east coast hotel brokerage group and simultaneously ran the Mid-Atlantic and New York City real estate finance division of CB’s subsidiary, LJ Melody & Company. During this time, he completed the financing of several high profile structured deals, generally providing clients with equity or mezzanine portions of their capital structure.

From 1993 to 1996, Mr. Mendelson was with Transwestern’s predecessor, The Carey Winston Company, where he started the hotel brokerage division of the firm. During his tenure with Carey Winston, in that period, he closed more than 20 transactions, comprised of various deal structures including sales, debt, equity and mezzanine, as well as the restructuring of bankrupt or distressed entities.
